Fashion retailers move to Park Royal

On behalf of longstanding client Sandpiper Securities, Lewis Craig have concluded lettings on two high specification distribution warehouse units at Gorst Road, Park Royal, to the West of London.

The units each comprising  some 6,500 sq ft, have been let to American retailer Forever 21 and to specialist retailer Trotters Childrenswear & Accessories who currently operate from 6 stores in Central London, South West London and Surrey.

Andrew Taylor, who heads up the Lewis Craig Management Department, comments, “We were delighted with the level of interest in the units which our client Sandpiper only recently redeveloped. It is apparent that there is a shortage of this quality of distribution warehouse space located close to Central London. The units are particularly attractive to the retail sector given that communications here are excellent with easy access to the A40 Western Avenue therefore providing easy road access to the West End and Westfield London”.

In addition to letting the units, Lewis Craig will continue to manage Sandpipers estate at Gorst Road as well as their wider property portfolio which includes retail parades in Victoria, Kilburn and Westbourne Grove.

Home House Estates London expansion project

Lewis Craig are pleased to have been solely retained by London-based estate agents, Home House Estates to advise on their expansion project.

Home House Estates (HHE) specialise in residential property sales, lettings and investment in the capital’s high end addresses and postcodes. HHE was established in response to the directors identifying a growing demand from buyers for prime central London property, combined with a different, more bespoke, considered and personalised approach to sales, lettings and property promotion. Their highly experienced senior team also have wider knowledge of the other property micro-markets within the various postcodes that comprise Zone 1 and 2 in inner London.

Quality Investment Acquired in Hoxton

We have recently acquired an interesting investment in the centre of Hoxton, London N1 on behalf of Arinpath Ltd as part of the replacement of their Soho holding, which was acquired by Crossrail for the Tottenham Court Road station redevelopment.

The attraction of this investment is that it is a restaurant in the heart of fashionable Shoreditch – a fantastic lunch and evening destination with a strong night club provision. The surrounding area being a mixture of residential and commercial, known for housing fashionable residential, advertising and media companies with nearby Old Street fast becoming the epicentre of the UK’s internet-related industry.

The property comprises a 5 storey building, with the restaurant element being on ground and lower ground floors, and the upper three floors comprising three residential apartments.

The restaurant has recently undergone substantial refurbishment and now trades under the Rossopomodoro brand, a successful chain of international Italian restaurants with over 80 locations around the world, 6 of which are in London.

The price paid reflects a net initial yield of circa 6.5%.

Lewis Craig have been acting on behalf of Arinpath Ltd for over 25 years and will be managing this quality investment. We are actively seeking to acquire similar opportunities. For further information on our investment client requirements, please speak with Jeffrey Craig.
